Understanding Septic System Inspections

In New Mexico, septic system inspections are mandatory for any property transfer. These evaluations are crucial to verify that the system is operating correctly and meets current regulations. There are two primary types of evaluations: permitted and non-permitted. A permitted evaluation involves a detailed assessment conducted according to stringent guidelines and is officially recognized by the New Mexico Environmental Department. On the other hand, non-permitted evaluations, while not formal, offer valuable insights into the system’s condition. This distinction helps homeowners understand whether their system complies with state standards or if it requires improvements. The New Mexico Environmental Department oversees these evaluations to ensure public health and environmental safety.

When Is A Septic Evaluation Required?

Prior to the transfer of a property with an established on-site liquid waste system, the transferor of the property shall have the system evaluated, per 20.7.3.902.E NMAC.

What Is A Septic Evaluation Purpose?

A septic evaluation serves many purposes, however its most commonly requested by buyers, sellers or real estate agents to gain insight into a property’s septic system prior to sale or transfer of ownership meeting the requirements of state law.

What is A Unpermitted Septic Evaluation?

An unpermitted or non permitted septic evaluation is a professional inspection of a septic system for which a permit cannot be  provided by the homeowner or found in official NMED records. The system may be registered/permitted if it passes inspection by either an NMED Inspector or an Installer Specialist. This evaluation is required for property transfers and to assess the system’s condition to determine if it can be registered or permitted after passing inspection. Any system that was installed prior to Feb 1, 2002 can only be evaluated by an NMED Installer Specialist or an NMED state inspector.

What Is A Permitted Septic Evaluation?

Permitted septic evaluations are official inspections and site analyses of a property’s soil and existing septic system, required for permits for new installations, repairs, or property transactions. The process involves a site visit by a health or environmental specialist to evaluate soil, assess topography, and verify that the system, once installed or modified, will meet all local regulations. A permit is typically issued only after a successful evaluation and final inspection.

What Does Talon Septic provide?

As a NMED installer Specialist we provide a professional inspection to assess the current condition and performance of an existing septic system that is not currently permitted by the NMED for permitting or registration.

Our services include visual inspection and functional testing of the septic tank, inlet and outlet lines, distribution, and drain field to determine if the system is operating properly and meets NMED regulations.

The evaluation report provides regulatory requirements and documentation that meets NMED compliance and registration if applicable.  Also, we provide our customers with professional notes, photos, and recommendations for maintenance, repairs, or replacement based on system condition and observed performance. Because Talon Septic is an NMED installer Specialist, this process for our customers is often expedited and performed more efficiently, to understand system condition, registration of existing system or making required permitted repairs or replacements.
